1. Energy Performance Certificate.

When selling a property it is a requirement to provide a energy performance certificate ( EPC ) before the property is offered for sale.

How much should I pay for an energy performance certificate?

There are no set prices, on average between £35.00-£60.00 up to 4 bedrooms, larger properties would be more.

2. Property valuation

How much is my property worth?

Get at least three agents out to value the property.

3. Decide how your going to market the property.

4. Accept an offer

Once you’ve found a buyer and accepted an offer a legal contract has to be drawn up to transfer the ownership.

This is done using a solicitor or conveyancer.

5. Exchange of contracts

This is a legally binding contract. Both parties need to sign.

6. Completion

Funds are transferred to the seller less any stamp duty owed, keys are handed to the buyer
